Fire Safety (England) Regulations 2022: fire door guidance (accessible)
What the law requires
1. Regulatory Reform (Fire Safety) Order 2005 (FSO): This order mandates that all non-domestic premises, including commercial spaces and the common areas of residential buildings, implement adequate fire safety measures. This encompasses the proper installation and maintenance of fire doors to ensure safe evacuation routes and compartmentalisation during a fire.

2. Building Regulations 2010: Part B of these regulations specifies fire safety requirements for building design and construction. It outlines where fire doors are necessary, their required fire resistance ratings (e.g., FD30 for 30 minutes), and standards for installation.
3. Fire Safety (England) Regulations 2022: Effective from January 23, 2023, these regulations introduced specific duties for "responsible persons" in multi-occupied residential buildings:
-
Buildings over 11 meters in height:
-
Quarterly checks of all fire doors (including self-closing devices) in common areas.
-
Annual checks of flat entrance doors leading to common areas, conducted on a best-endeavour basis.
-
Provision of information to residents about the importance of fire doors, emphasising that they should be kept shut and not tampered with.
-

4. British Standards: Fire doors must comply with specific British Standards, such as BS 476-22:1987 or BS EN 1634-1:2014, which relate to fire resistance testing. These standards ensure that fire doors can withstand fire for a specified duration, typically 30 or 60 minutes, depending on the door's rating.

Key Considerations:
-
Installation: Fire doors should be fitted with appropriate components, including fire-resistant hinges, automatic closers, and intumescent seals. Proper installation is crucial to ensure the door's effectiveness during a fire.
-
Maintenance: Regular inspections are essential. The British Woodworking Federation recommends inspections every six months for most commercial and residential premises. The Fire Safety (England) Regulations 2022 specify quarterly checks for buildings over 11 meters in height.
-
Signage: Fire doors should have clear signage, such as "Fire Door Keep Shut," to inform occupants of their purpose and proper use.
Adhering to these regulations is not only a legal obligation but also a critical component of ensuring the safety of building occupants.
